How to Respond

Nelson City Council and Kāinga Ora are working together to identify opportunities for enhancing Nelson’s economic and social vibrancy and add to the wellbeing of residents.

To that end, two sites in the Nelson City Centre have the potential for the development of 175 homes in buildings of five to eight levels.

This is an exciting opportunity to create solutions for social and affordable housing in the city centre.

Pre-qualify

The sites at 69-101 Achilles Ave and 42 Rutherford St are currently a mix of commercial property and car parking.

69 - 101 Achilles Ave, the larger of the two properties, is almost 4500 square metres and made up of two buildings with a rating valuation of $3.6 million.

42 Rutherford Street is 961 square metres and has a rating valuation of $1.681 million.

Led by Kāinga Ora, in partnership with Nelson City Council, we are seeking to open discussions with interested parties:

  1. Funders,
  2. Developers,
  3. Iwi,
  4. Housing providers.

With a view to develop proposals which will deliver high quality mixed tenure housing, such as public and affordable, supported by ground level commercial and/or community activities, right in the heart of Nelson City.

It is intended that a shortlist of respondents will be invited to individual workshops with Kāinga Ora and Nelson City Council.

Workshops will commence the week of 8th May.

Kāinga Ora has an established set of design guidelines for the development projects we masterplan and manage. These guidelines guide our own organisation and our delivery partners, with the aim of ensuring that the built environment we deliver facilitates positive social outcomes. They demonstrate best practice design so that all parties involved know what is required to meet our core objective of creating neighbourhoods that support the wellbeing of our communities.
