What condition is the land sold?

The superlots are serviced to the boundary at a level to enable the yield anticipated in the masterplan and remediated to the relevant NES standards.

What can I develop on the land?

The developments are masterplanned, providing an indication of what typology is appropriate for the site. However, Kāinga Ora are always open to ideas and a Development Agreement will be negotiated between the parties that will set out expectations for the development, e.g. typology, yield.

How long/when will my application be approved?

Upon receiving your application for pre-approval, Kāinga Ora will set up a meeting with you. This is an opportunity for both parties to ask questions and gain a greater understanding of each other. Following this meeting a decision will be made, and you will be notified. We expect the whole process to take around a month.

What does build ready mean?

Build ready means that Kāinga Ora will provide you with a cleared and remediated superlot with infrastructure to the level anticipated by the masterplan provided to the boundary. All in-lot civil and infrastructure work is the responsibility of the developer.

How do I pre-qualify?

You can pre-qualify to purchase superlots by filling out the application form found at the top right of this page. Once approved, you will be provided with a log in to the website to access further details about the land for sale and the process for purchase.

What are the benefits of buying Kāinga Ora land?

Kāinga Ora provides build ready brownfield land, meaning services are provided to the boundary up to masterplanned levels and remediated to NES standards, removing the risk of infrastructure capacity constraints. You are also buying into a masterplanned community, so you know other dwellings will be built to a certain standard. Kāinga Ora has upgraded the infrastructure throughout the community, including parks, amenities, roads, footpaths and storm water, meaning you are selling homes in an area with great urban design outcomes.

What conditions will be attached to the sale of the land?

The sale will be governed by a Development Agreement where the parties will agree on typology, yield and delivery time frames for the dwellings. The development will have to comply with the design guidelines and masterplan, and there is a Design Review Panel process to ensure this occurs.

Are there any settlement options available on the land?

How many superlots are available for sale?

The amount of superlots for sale at any one time will depend on the timing of UDD’s land delivery programme.

What size are the superlots?

There is no one size of superlots. Each superlot ranges in size, topography and expected yield. If you have a certain size of superlot in mind, you can filter the superlots for sale or you can reach out the team at landsales.udd@kaingaora.govt.nz

Do I have to build any affordable housing?

Kāinga Ora no longer has a specific target of affordable housing to deliver. However, we encourage our development partners to deliver a range of dwelling sizes and typologies to provide a range of pricing options to home buyers in the Large Scale Projects.
