How to Respond

Respondents are invited to submit an offer for one or more of the superlots described in the offer. Interested parties will be required to submit a response form for selected superlots.

The proposals received will be assessed based on price and non-price attributes including experience, and programme.

  • Kāinga Ora to evaluate all registrations of interest utilising stated criteria and clarifications. (refer Aorere Response Form and Proposal Submission Requirements document).

Pre-qualify

Kāinga Ora is pleased to present an opportunity for development partners to purchase and develop superlots in the Aorere neighbourhood of the Mangere Development. This Aorere release comprises of two superlots with a total area of 3,396m2 and supports a yield of approximately 22 homes.

Respondents are invited to submit proposals for one or more of the superlots as described in the offer.

  3. Total area of 10,954m2 approximately

  4. Supporting a total yield of 39 homes

  5. Homes to comply with the Kāinga Ora Design Guidelines which can be viewed at here

  6. Sites are zoned Mixed Housing Urban (MHU) and Mixed Housing Suburban (MHS)

  7. Sites are ready for immediate handover

  8. 100% market opportunity. No requirement for affordable homes

  9. Homestar 6 rating not required

Design Guidelines
Kāinga Ora has an established set of design guidelines for the development projects we masterplan and manage. These guidelines guide our own organisation and our delivery partners, with the aim of ensuring that the built environment we deliver facilitates positive social outcomes. They demonstrate best practice design so that all parties involved know what is required to meet our core objective of creating neighbourhoods that support the wellbeing of our communities.
